What you receive
A written brief covering each asset in scope, including current yield, vacancy exposure, known maintenance liabilities, and a clear recommendation to hold, improve, or divest. The brief includes a sequenced twelve-month action plan with indicative cost bands for any recommended works or professional fees.

- Formal valuations (we can recommend licensed valuers)
- Legal title searches or due diligence on specific acquisitions
- Ongoing portfolio management or property management services
- Tax or financial advice (we work alongside your existing advisers)
How the session runs
We begin with your stated objectives: income stability, capital release, debt reduction, or portfolio simplification. Each asset is examined against those objectives using lease data, outgoings, and maintenance history you provide. We identify constraints such as fixed-term leases, heritage overlays, or pending council applications that affect timing.
The session concludes with prioritised actions. You leave knowing which decisions can wait and which require attention within the next quarter.
Preparation required
Gather current rent rolls, outgoings reconciliations for the past financial year, and any recent correspondence with tenants or agents about renewals or disputes. If you have recent valuations, include those. A checklist is sent after booking.
Pricing basis
The standard fee starts at AUD 2,400 for up to four assets within the ACT and surrounding NSW regions. Additional assets, interstate holdings, or complex tenancy structures are quoted before confirmation. Travel to regional NSW is charged at cost if an in-person session is preferred.
