Magnolia Way completed a divestment planning engagement over five weeks. The plan recommended negotiating a short extension with the below-market tenant to preserve income during the campaign, completing facade maintenance that photographs poorly, and listing in the second quarter rather than immediately.
The trustees followed the sequence. The strip sold six percent above the reserve with two competing offers. The below-market tenant remained through settlement under the negotiated extension.
